A RICS Level 2 Home Survey is generally suited to conventional properties in reasonable condition. It uses condition ratings to highlight defects, repairs and matters requiring further investigation.
A RICS Level 3 Building Survey provides more detailed analysis and is normally more appropriate for older, larger, altered, unusual or poorly maintained homes, or where significant renovation is planned.
Focused defect reports
Where the concern relates to a particular problem rather than the whole property, a focused defect report may be appropriate. Typical instructions include flat-roof defects, leaks from main roofs, cracking, dampness and condensation.
Reports are normally issued within three working days, and a verbal overview is provided following the inspection.
