When is a defect report appropriate?
A defect report is suitable where you need independent advice on a particular concern, such as a leaking flat roof, water penetration from the main roof, unexplained cracking or a recurring damp or condensation problem.
The inspection focuses on the reported issue, its visible extent, the likely cause, the possible implications and the repairs or further investigation that may be required. The agreed scope is confirmed before the inspection so that the report remains proportionate to the problem you need assessed.
A focused defect report is not a substitute for a full Level 2 Home Survey or Level 3 Building Survey where the condition of the whole property needs to be considered.
What the inspection considers
Roof leaks and cracking are not always caused by the most obvious defect. The inspection considers the surrounding construction, roof drainage, flashings, junctions, movement patterns, exposure and any previous repairs before reaching an opinion.
Where dampness or condensation is reported, the inspection considers the distribution of moisture, ventilation, heating, insulation, external defects and the way the affected rooms are used. Further testing or specialist investigation may sometimes be necessary where finishes or concealed construction prevent the source being confirmed.
