RICS Home Survey Level 2
RICS Level 2 Home Surveys for conventional homes
A Level 2 Home Survey provides a concise, structured assessment of visible condition, significant defects and matters that could affect your purchase.

Wren Home Surveyors Ltd is regulated by the Royal Institution of Chartered Surveyors. Your survey is carried out personally by Steven Lewis AssocRICS, DipSurv, RICS Registered Valuer.
When is a Level 2 survey suitable?
A Level 2 Home Survey is generally suited to conventionally constructed houses, bungalows and flats that appear to be in reasonable condition and have not been extensively altered.
It can be an appropriate choice for many modern and traditionally built homes where a clear overview of condition, significant defects and repair priorities is required. The correct survey level depends on the particular property, its construction, condition and alterations—not its age alone.
If the property is older, unusually constructed, extensively altered, visibly deteriorated or requires substantial renovation, a Level 3 Building Survey may provide the greater depth of advice you need.
Why instruct Wren Home Surveyors?
Your survey is inspected and prepared personally by Steven Lewis AssocRICS, DipSurv, RICS Registered Valuer. Professional surveying knowledge is supported by many years of practical experience within the construction industry, providing a strong understanding of how residential buildings are constructed, how defects develop and what they may mean for a prospective purchaser.
You will receive a thorough, independent inspection and a property-specific report written in clear, practical language. You can discuss the findings directly with the surveyor following the inspection, rather than being passed between different departments or relying on a generic report.
Level 2 or Level 3?
A Level 2 survey provides a concise assessment of condition and significant defects for conventional properties in reasonable condition. A Level 3 survey provides more detailed analysis of defects, probable causes, implications and recommended repairs, and is generally better suited to older, altered, complex or poorly maintained buildings.
Send the estate agent particulars and any concerns you already have, and we will recommend a proportionate survey level rather than automatically suggesting the most expensive option.
